Capital Gains for all our Landlords

Last week we saved a new Landlord over £3000 as a well known ‘Gas’ supply company who happen to be ‘British’ had quoted him to install a replacement boiler… When I saw the boiler I was horrified, it was a ‘high quality’ boiler that didn’t look that old.  I immediately made a phone call to our ‘Gas Safe’ qualified heating engineer, told him the make and model and he agreed there was no way it would need replacing.  He called in the next day and after a £100 chemical power flush it was as good as new!  A great feeling and another very happy long term client.

Cold Turkey for The London Housing Market… No Way!

You may have only just packed away your flip flops and still have the remnants of a tan, but before you know it the attention soon turns to Christmas!  The London housing market always picks up slightly when the holidays are out the way and the kids are back at school.  It is the second busiest period of the year as people generally push to be settled before Christmas.

Love it or hate it, the shops will soon be reminding us that Christmas is coming and that they are open for business, adverts will be screaming out ‘pre-Christmas sales’ and every effort will be made to get our short arms delving into our very deep pockets (oh sorry that’s just me).

The reality is… No matter how good or bad the housing market is, business always picks up again at this time of year, maybe some people just want to be settled before the ‘chubby chap in the red suit’ puts in an appearance.

False Negativity versus Positive Nativity 

I have noticed several really irresponsible headlines lately, but I also believe that social media is making people more ‘news savvy’ these days.  More and more people seem to be sussing onto the way statistics are used (or misused) to grab a headline.  Anyone with half a brain knows that the property market will dip slightly in the summer months.  It does this in a housing boom and also in a recession! 

Here’s my prediction for the North London Housing Market

Whatever you see, read, or hear in the media, the truth is, London property prices are generally holding up extremely well, in fact they should rise steadily as the banks are starting to relax and lend more people mortgages.. As interest rates are widely predicted to remain low for quite some time, property prices are highly likely to rise steadily over the next two years, but be warned it is possible that they could rise at a faster rate in sought after area’s such as Harringay, Crouch End, Islington and Stoke Newington.

In Britain we have had a long facination in home ownership when compared to many of our European neighbours who tend to rent, this is why so many journalist find that ‘reporting on the property market’ is a sure fire way to grab the attention of so many of us. 

National House Price Statistics are no way to judge the London property market

 Most statistics and news stories quote average house prices across the country, when in reality you would struggle to get a one bedroom flat in London for the same figure!      

So I wonder… As people are getting more and more clued up, will certain media professionals get more accurate with their reporting, or will they try harder to sensationalise and grab those housing market headlines? Secret Squirrels – ‘A Cunning Array of Stunts’.

When I am out and about doing my valuations I am so used to seeing squirrels running along garden fences, or doing ‘aerial stunts’ and tree acrobatics from branch to branch. There is something about the cheeky little chappies that has always fascinated me… in fact until recently I quite liked them. 

Our long-term relationship came to an abrupt end a few weeks ago when I was valuing a ground floor converted flat in Wood Green. I was standing in the garden taking notes, as I do, when I sensed some beady eyes looking at me, it was a clear sunny day and the only sound was that of the birds singing a chirpy little number that I had heard once or twice before.

As I turned and looked up towards the roof there was a squirrel perched on the open window, not the window sill, the actual window! It was definitely watching me because it jumped inside the flat when I looked at it.  All the banging and crashing about sounded just like an old Tom and Jerry cartoon, you know… the bit where Tom used to chase the little fella through the house and everything would go flying!

At least in Tom and Jerry the ‘big lady’ would shuffle along in her slippers and scream ‘Thomasss’.  I found it quite difficult to believe that this was going on, my ‘potential vendor’, in her well presented garden flat, wasn’t too impressed either!

Suddenly, I saw another one poke his head out of a hole in the roof, just above the guttering, then I noticed two more sitting on the guttering itself. This was obviously a serious infestation, not helped by the over friendly person in the upper flat… At least in Tom and Jerry the ‘big lady’ would shuffle along in her slippers and scream ‘Thomasss’.  I found it quite difficult to believe that this was going on, my ‘potential vendor’, in her well presented garden flat, wasn’t too impressed either!

I left after first suggesting they contact Haringey council’s pest control team. It got me thinking about the potential damage squirrels can cause, so I had a ‘Note to Self’ moment and googled it at the first chance I got.

Here are a few facts that may shock you:

Fact – Like rats, squirrels must constantly chew in order to keep their incisors from growing too long. So that’s why they are often called tree rats… they are rodents.  Squirrels will chew through pretty much anything:  joists, rafters (structural wood), some metals, electrical wires, insulation.  Soffits and vents are also favourite external targets. 

Fact – Squirrels will build nests in attics, chimneys, vents, roofs and cavity walls. They will use a wide variety of nesting material which they often find by pulling parts of your property about… commonly found nesting materials are roof insulation, wood, drywall and paper.

FactSquirrels attract ticks and fleas, especially in warmer weather. If the squirrels leave the nest for an extended period, these ticks and fleas will look for new hosts (i.e. people and pets).

Fact - Although generally frightened of people, a mother squirrel can be quite aggressive if she is separated from her young and perceives danger. Squirrels are lightning fast and can move or attack quickly if threatened.

Fact – Squirrels make large nests with dry materials and when combined with their wire chewing they can be a serious fire hazard.

Fact – Grey squirrels can fit through a tennis ball sized hole, red squirrels can fit through a golf ball sized hole. It is worth remembering that any sized hole can easily be made bigger by these characters that like to chew!

So… There you have it.  To be honest I was pretty shocked at what google threw back at me (and all from several reliable pest control experts), so I thought it worth passing on this information.

Best advice has to be… if you hear scurrying noises in your loft, call in a pest control firm immediately because one female squirrel has two litters per year, with up to 5/6 pups each time.

Nearly time for a ‘Garden Party’

Some time ago we were approached by a group of local Hornsey residents, Hornsey Parkside Residents Association, and Marcus Ballard in particular, who invited us to get involved with this ’great community garden project’. After spending approximately 2.5 seconds pondering, we announced that Castles would be delighted to support the project, especially as they had done extremely well to secure some of the funding from ‘Haringey Council’ it was a great achievement, and an excellent example of what can be achieved when local people come together.

For those of you who are unfamiliar with this lovely community garden, it is on the corner of Hornsey Park Road N8 and Clarendon Road. There are several sought after roads in this lovely little patch of Hornsey; ’The Avenue’, Ravenstone Road, Malvern Road, and Park Ridings are all popular, as is Hornsey park road itself, and Alexandra Road N8.
