What we love about the deer enclosure… We love the joy that this place brings to visitors and local folk – especially families, and children in particular. Several members of our team grew up with very fond memories of visits to the deer enclosure, so we realise it makes a real difference and has a positive influence. A visit to the deer enclosure is like a little history lesson – a workout – and a quick embrace with nature all in one go. The herd’s diet The herd’s ample diet is made of grazing and browsing the vegetation in the enclosure; feed pellets are supplied daily, as is haylage and mineral blocks. Fresh vegetables are also supplied on a weekly basis. The public are requested not to feed the deer. The herd’s welfare The welfare of the deer is overseen by two independent experts – a deer manager advises on [...]

So there I was on Thursday afternoon, I was just heading out the door of our Harringay/Wood Green Branch to take a lovely new property on the market - armed with my usual kit: Nikon camera, flashgun, tripod, digital laser measurer Etc. I crossed Turnpike Lane and headed for the car. But before I got there, I just had to stop and have a chat with the two ‘masked’ street artists, who – with mesmerising strokes, were boldly spraying bright orange paint onto the side wall of the shop on the corner of Waldegrave Road N8. I had been watching these two characters from our Estate agents window with great interest as the police approached them just 10 minutes earlier, seeing smiles all round and the police happily wandering off, sort of confirmed it for me – this work had to be commissioned, or at least approved. The two artist, ‘Irony + [...]

The simple answer is… …Extending a lease gets a lot more expensive when the remaining term falls below 80 years. The reason for this is a thing called a ‘marriage value’. When a leasehold term on a residential flat falls below 80 years the Freeholder is entitled to 50% of the ‘Marriage Value”. What’s a Marriage Value when it’s at home? ‘Marriage Value’ is the name given to the difference in value between the current value (what the flat’s worth with the current unexpired leasehold term) and the value of the flat if offered with a newly extended lease. Lets say that the flat is worth £30,000 more with a newly extended lease, then in addition to the usual cost to extend, the freeholder would also be entitled to 50% of the £30,000 – So you can see how important it is to serve the Freeholder with the correct notice [...]

Before we get into this blog post, let me just make it clear that ‘The Hoff” has nothing to do with it… Thankfully! No, this is far more serious. Nightrider is a well planned event happening on Saturday the 9th of June 2012 and sets off at Alexandra Park N22 – in fact it has duel starting points at Alexandra Palace and and Crystal Palace, where cyclists will set off simultaneously. As the name suggests the event starts, and runs, throughout the night. Around 3000 cyclists will be raising over a Million pounds for their chosen charities. The Nightriders will embark on an exciting 100km moonlit route, if the clouds permit that is, through many of Londons most famous streets and places, passing 50 iconic landmarks along the way. Castles wish all the participants a safe and enjoyable evening. Hope the weather is kind!

The Olympics Rental Market – Are You Reaching Your Full Potential? A Guest Blog – Written by Ben who works at AnyJunk – A National House Clearance Company. Property owners across the UK are considering the potentially huge financial benefits that the London 2012 Olympics could bring, and for very good reason! Millions of people will be flocking to the nation’s capital not only to visit, or take part in the event, but also to work on the Olympic sports facilities and related properties. It’s also worth noting how many people are moving to London, from other parts of the UK. There are thousands of people in charge of organising the event and many have decided to move to London in an attempt to avoid horrendous commutes to work. This vast and unprecedented influx of professionals has led to a huge demand for short to mid-term rental properties, and landlords are looking [...]

As he surfaces at the top of the escalator and exits through the barrier, like any normal person going to work early, our character is alert as he hits the pavement just outside the station. He looks around cautiously before heading off swiftly and calmly to commit a crime… He has carefully selected this precise location, and has meticulously planned this moment, timing himself and rehearsing his every move. This is no petty criminal, this is a clever professional at work… But here’s the twist – By carrying out this crime he has just created another piece of art that will be seen by millions around the world! It may sound like something out of a book, but we reckon that’s probably close to what happened when Banksy made a welcome visit to [...]

Living in London – A North London Estate Agents Guide. We were all talking in the office about how living in North London and the East End of London years ago compares with living there in modern times. Remember the old days when you could go out and leave your doors and windows wide open! Ok well some of you will, but for those too young to remember it will seem unthinkable these days. In North London and more famously in the east end of London, neighbours always looked out for each other. There were some fairly big characters (‘said to have been involved in organised crime’) who were often regarded as local heroes as they “looked after their own”. There was a code amongst criminals and this code was rarely broken – certain well known characters wouldn’t tolerate petty crime on their patch, so if anyone over-stepped the mark, they were [...]

This Festival is brought to you by the Green Lanes Strategy Group as part of The Outer London Fund action for Green Lanes. This same committee also delivered the Harringay Food Festival earlier this year which attracted more than 15,000 visitors on the day who enjoyed the friendly atmosphere and hospitality of the Green Lanes community. The Winter Festival will see Mattison Road (just off Green Lanes) closed off to traffic, and a variety of Christmas stalls will be setup in the village for the duration of the 2 day event.
By Steve Hatch As remembrance day approaches, it has got me thinking about what it would have been like in London during the war. The evidence is all around us, but we are often too busy scurrying around to give it much thought. I often turn up to value a property in North London, confidently knowing what a good Victorian house will sell for in that particular road, only to find that I am faced with a newer style property, built as an infill to replace a bomb damaged house. So for those that have never noticed this… you will have a terrace of Victorian houses and then a couple of odd ones in the middle! The other thing that will nearly always make me late for my next appointment is… when I get called in to value a great Victorian property in Wood Green, Harringay, or Tottenham, and my [...]
